BSE|3D was appointed to develop an Energy & Sustainability Strategy and Building Services Feasibility Assessment to support the planning application. Our feasibility study covered Mechanical, Electrical and Public Health services, including plant strategies, plant locations and distribution routes, while considering the significant spatial and aesthetic constraints of the historic seafront property.

A key element of the development was the introduction of a new swimming pool and spa. BSE|3D developed a comprehensive sustainability strategy assessing available technologies and their suitability for the urban seafront location. The proposed solution incorporated an Air Source Heat Pump (ASHP) system to provide the hotel and spa’s heating, cooling and domestic hot water requirements.

The transition from the existing gas-fired systems to electrically driven services, together with the new pool and spa facilities, significantly increased the building’s electrical demand. BSE|3D worked closely with the architect and the Distribution Network Operator (DNO) to identify a suitable location and strategy for a new electrical substation.
