Sands End Arts and Community Centre

Client: London Borough of Southwark

BSE3D worked with the main contractor to complete Sands End Arts and Community Centre. Our team provided the main contractor, Neilcott Construction, with the developed building services engineering design under their design and build contract.

The new community centre South Park, Fulham provides the local community with regular and one-off hirable spaces along with a café and associated welfare facilities. The community complex boasts a mixture of spaces across the new build main building and the refurbished Lodge, along with dedicated courtyard areas.

The main part of this building was the new building, which was constructed using a Modern Method of Construction (MMC). This MMC was cross laminated timber (CLT) manufactured off site and delivered ready for assembly. The architectural design was to have the majority of the CLT exposed internally, meaning services were exposed throughout. In addition to the responsibly sourced CLT, WasteBasedBricks we used during the construction increasing the project’s sustainability.

With extensive glazing to allow natural light in, daylight sensors controlled the 100% LED lighting to reduce energy. Additionally, the openable glazing was used to provide natural ventilation to all habitable rooms to further increase the natural feel of the building and connection to the outdoor environment. The sustainable, yet thermally efficient building fabric combined with the efficient building services and roof mounted photovoltaic panels enabled the project to achieve over 40% improvement in carbon emissions compared to building regulations requirements upon completion.
