Sustainable new and existing buildings
The importance of building performance to developers and owner-occupiers cannot be underestimated. Increasingly, the greening of existing stock is equally crucial. As part of the letting and refurbishment cycle, BSE 3D works with clients to effect intelligent improvements in the performance of existing buildings. Our Engineers have worked on, for example, the Claverley Serviced Apartments in Knightsbridge, London. This was a Victorian terraced block with a facade of key Architectural merit in need of complete modernisation and change of use. The team carefully engineered and improved the performance of the building fabric to exceed that of most modern-day buildings. The building is currently being restored and modernised to become high-performance serviced apartments.
Large Complex buildings
BSE 3D’s engineers, designers and energy consultants have extensive international experience for buildings with sheer volume and complex construction. BSE 3D uses in house CFD (Computational Fluid Dynamic Modelling) to optimise design solutions using the latest industry leading software. This information is then applied to the design of systems that meet the client’s needs while achieving the optimum economical return. Our clients often ask us to carry out full duties and fully coordinate the designs. We encourage new clients to speak to our existing clients about the added value this gives to achieve a high quality finished product and greater cost certainty. To achieve this we have invested in the Autodesk Revit MEP suite that produces fully dimensioned and coloured 3D models and working drawings, providing the opportunity for our clients to visualise and walk through the building before it is built.

Offices New Build / Refurbishment
We undertake MEP Design, Planning Support and Sustainability Consultancy (Energy Assessments / BREEAM / WELL) for New Build Office Developments and Refurbishment Offices/Workplace Buildings. This includes Base build and CAT ‘A’ Developers finish, with CAT ‘A’ Tenant Enhancements and can involve part floor or multiple floor, toilet core and receptions refurbishments to wholescale building refurbishments with extensions. This often includes where existing tenants are in occupation, requiring enabling works and phased refurbishments projects.
Office Workplace Fitout
Working with Leading Occupier / Tenants we undertake MEP Design and Sustainability Consultancy for Office fitouts, often referred to as Cat ‘B’ office fit-out. We carry out initial building selection and due diligence studies together with negotiations with Landlords on behalf of tenants. Designing to optimum occupation providing agile working platforms for the modern relaxed and changing office space.
