Data centres are the backbone of the digital world. They power cloud services, AI, streaming and enterprise operations, but this comes at a cost. Energy consumption, heat output and resource demands make data centres some of the most energy-intensive buildings on the planet.

At BSE|3D, we combine comprehensive MEP expertise with cutting-edge design to make data centres both mission-critical and sustainable. Our approach ensures facilities operate reliably, while minimising environmental impact and operational costs.

Designing for Efficiency and Reliability

Mission-critical systems demand uninterrupted power, precise cooling and robust infrastructure. Sustainability cannot come at the expense of uptime. We optimise:

Power distribution with energy-efficient UPS and backup systems

Advanced cooling solutions including liquid cooling, heat recovery, and intelligent airflow management

Water and thermal management for high-performance chillers and closed-loop systems

Every design decision balances operational performance with energy efficiency, reducing carbon footprint without compromising reliability.

Integrating Low-Carbon Strategies

Sustainable data centres require more than incremental improvements. Our MEP designs integrate:

Renewable energy and on-site generation

Low PUE (Power Usage Effectiveness) strategies

Smart building management and monitoring systems

By modelling energy flows and identifying inefficiencies early, we deliver measurable reductions in energy and resource consumption.

Future-Proofing Data Infrastructure

The demand for digital services is growing exponentially. Future-proofing requires scalable, adaptable and sustainable building services that support growth while reducing environmental impact. At BSE|3D, we ensure every data centre is designed for long-term performance, resilience and sustainability. Because when digital infrastructure is mission-critical, engineering excellence and sustainability must go hand in hand.

Engineering in the UK is one of the fastest-growing sectors. At BSE3D, we are always looking for talented engineers who want to be part of that global growth.

The demand for skilled building services engineers has never been greater. The team deliver projects for a range of buildings including, data centres and hospital refurbishments to school builds, care home and hotel fit-outs. The pool of engineers available simply cannot meet the pace of that growth.

For engineers with the right skills and experience, this represents a significant career opportunity. At BSE3D, we have built our reputation as a leading building services consultancy on the strength of our people. The engineers who join us work on complex, varied and rewarding projects that make a real difference to the built environment.

According to the EngineeringUK & Lightcast “Engineering Skills Needs” report, the UK needs 173,000 new engineers and technicians by 2030 just to keep up with demand. This growth rate is faster than almost any other sector in the economy. At the same time, the Institution of Engineering and Technology’s 2025 Skills Survey found that 76% of engineering employers are already struggling to recruit for key roles. And if nothing changes, research from the Society of Engineers projects a shortfall of 1 million engineers in the UK by 2030.

BSE3D is a leading building services consultancy, we are expanding our own team of engineers to meet the increasing demand for our services. Every engineer who joins BSE3D becomes part of a consultancy that is actively delivering projects across some of the most exciting sectors in the UK built environment.

Building services engineering sits at the heart of everything we do. As a consultancy, our team of engineer’s design and deliver mechanical, electrical and public health solutions across some of the most active and demanding sectors in the UK built environment, including defence, data centres, healthcare, infrastructure, hospitality, commercial property, education and retail.

From M&E and HVAC design on hospital frameworks to critical power and cooling in data centres, from school rebuilding programmes to high-end hotel fit-out. Our team of engineers bring the technical expertise and sector knowledge to deliver projects.

What we are seeing right now

Data centre demand has surged across the UK and the world, driven by cloud infrastructure growth and AI workloads. Healthcare is in a sustained build and refurbishment cycle. Defence spending is up, bringing with it increased demand for consultancy expertise in secure environments. Education projects stemming from the government’s school rebuilding programme continue to create significant pipeline across the built environment.

Meanwhile, the engineering workforce is ageing. According to the ECITB Workforce Census 2024, nearly 14.7% of UK engineering workers are now over 60, up from 11.6% in 2021. As experienced professionals approach retirement, the gap between supply and demand will only widen. For BSE3D, this means one thing, we need talented engineers who are ready to step up and take on meaningful, complex work.

BSE3D is growing and we are looking for engineers who want to work on some of the most interesting and varied projects in the across the global. If you are ready for your next challenge, we would love to hear from you. Please email mail@bse3d.com with your CV and cover letter.

Modern buildings succeed or fail on the performance of their services. Heating, cooling, power, lighting, water, ventilation and controls must work together seamlessly to create spaces that are comfortable, efficient and resilient. At BSE|3D, we design Mechanical, Electrical and Public Health (MEP) systems that integrate these elements from the outset, turning complex building requirements into coordinated, high-performing environments.

Our approach begins with one principle: building services are not an add-on. They are the operational backbone of every building. By embedding MEP strategy early in the design process and developing coordinated 3D models, we ensure systems are efficient, buildable and fully aligned with the architectural and structural intent. The result is fewer clashes, smarter plant strategies and buildings that perform as designed.

Energy performance is central to everything we do. We prioritise low-energy system design, intelligent controls and careful plant selection to reduce operational carbon while maintaining reliability and comfort. Through integrated modelling and performance-led design, we create services strategies that support both sustainability targets and long-term operational value.

Our expertise spans a vast range of sectors, each with its own technical demands.

In healthcare, including hospitals and care homes, where resilient and compliant building services are critical to patient safety, clinical performance and CQC outcomes.

Within commercial environments, we design flexible and efficient systems that support evolving workplace demands.

For listed and heritage buildings, sensitive integration allows modern services to coexist with historic fabric.

Across education facilities, we prioritise healthy learning environments through ventilation, lighting and thermal comfort.

In hotel and leisure developments, comfort, energy-efficiency and operational reliability are essential to guest experience in a 24/7 environment.

For data centres, we deliver high-capacity electrical and cooling infrastructure designed for uptime, redundancy and scalability.

In transport and infrastructure projects, robust services ensure safe, reliable and maintainable public spaces.

Working with government and local authorities, we support sustainable public assets designed for longevity and operational efficiency, while working within challenging budget constraints.

And within high-end residential, discreet and high-performance systems provide comfort, efficiency and intelligent building control.

Within defence facilities, we deliver resilient, secure and operationally robust building services engineered to meet the exacting demands of critical environments.

Across every sector, our role is the same: to coordinate the systems that allow buildings to function. When MEP design is considered strategically, not retrospectively, it enables architecture, structure and technology to work as one. That integration is where BSE|3D adds value. Through technically rigorous design, coordinated digital modelling and a deep understanding of building performance, we help deliver buildings that are efficient, resilient and ready for the future.

For BSE|3D, the timing was significant. As a building services consultancy with offices across Europe, we are actively expanding our work in Spain. REBUILD provided the ideal platform to understand the challenges, opportunities and directions that matter most to the Spanish real estate and construction sector right now.

Six key themes that defined REBUILD 2026

Across sessions, panel discussions, and networking conversations, six themes emerged consistently.

Housing access and affordability.

The demand for affordable, high-quality homes across Spain and Europe is accelerating innovation. It’s not just in building new homes, but in upgrading ageing stock that no longer meets modern energy or comfort standards.

Industrialisation as a cultural shift

Modern construction is moving toward offsite manufacturing, modular systems and materials such as CLT. The deeper challenge is cultural: rethinking roles, improving coordination, and building stronger ecosystems across all project stakeholders.

Decarbonisation is non-negotiable

From low-carbon concrete to AI-driven material innovation, the industry is actively reducing embodied and operational carbon. Mandatory lifecycle assessments are on the regulatory horizon, accelerating this shift.

Energy rehabilitation at scale

With roughly half of Spain’s buildings constructed before the 1980s, retrofitting for energy performance is a major and urgent opportunity. Renewable gases, biomethane and efficient MEP systems are central to this transition.

Human-centric design

A recurring message: buildings must reconnect with people. From healthcare environments to workplaces, there is a clear shift toward wellbeing, nature integration and spaces where people genuinely want to spend time.

Technology with intent

Digital tools and AI are critical enablers, but only when applied purposefully. The consensus at REBUILD was clear: technology should support design decisions, not replace the thinking behind them.

With a Madrid office and a team embedded in the local Spanish market, BSE|3D is well positioned to support clients navigating Spain’s construction and real estate landscape. REBUILD reinforced the scale of the opportunity here, and the conversations we had across the two days will feed directly into how we grow our work in Spain and across Europe.

Education environments are changing rapidly. Schools and universities must now deliver healthy learning spaces, energy efficiency and long-term resilience while supporting evolving teaching practices and growing student populations.

Across the UK the scale of investment reflects this shift. Government programmes are committing tens of billions of pounds to rebuilding and upgrading the education estate, including nearly £20 billion for the School Rebuilding Programme through to 2035, alongside billions more for maintenance and capital improvements. Delivering modern learning environments at this scale requires precision building services engineering.

At BSE|3D, we design the mechanical, electrical and public health systems that allow education buildings to perform efficiently, reliably and sustainably.

Engineering spaces that supports learning

Students perform better in environments that are comfortable, healthy and well-lit. Building services play a critical role in achieving this. Our MEP designs prioritise:

High-performance ventilation that improves indoor air quality and concentration

Efficient heating and cooling systems that maintain stable learning environments

Intelligent lighting that supports wellbeing and reduces energy consumption

Reliable electrical infrastructure to support modern digital learning

The goal is simple: buildings that actively support teaching and learning.

Designing for Complex Education Environments

Education facilities are far more than classrooms. Universities and large schools include laboratories, lecture theatres, sports facilities, libraries and social spaces. Each environment has unique building services demands. Laboratories require precise environmental control. Lecture theatres need carefully designed ventilation and acoustics. Large communal areas demand flexible HVAC and lighting systems that adapt to changing occupancy. Our approach ensures these diverse spaces operate seamlessly within a single integrated building services strategy.

Future-Proofing the Education Estate

Education buildings must serve generations of students. That means designing infrastructure that can adapt to changing technology, sustainability targets and campus growth. At BSE|3D, we apply advanced modelling and BIM coordination to create systems that are efficient, adaptable and easy to maintain. From low-carbon HVAC strategies to renewable energy integration, our designs support long-term performance and reduced operational costs.

Engineering the Next Generation of Learning

The future of education depends on infrastructure that works quietly in the background, providing comfort, reliability and sustainability without distraction. At BSE|3D, we combine technical expertise, sector insight and precision design to deliver high-performance building services for schools, colleges and universities. Because when the environment supports learning, students and institutions can perform at their best.

The BSE|3D team headed to sunny Cannes for a week at MIPIM. Leticia and Dennis attended, and with the event centred around current conversations on the ever-growing industry. Cannes provided the space for open, meaningful conversations, many of them with people closely connected to the UK market, creating a strong foundation for continued dialogue as we head toward UKREiiF in May.

Across meetings with developers, investors, consultants, and technical specialists, several themes consistently emerged; including AI, ESG targets and external factors.

Data, AI, and digital decision-making are increasingly influencing how projects are delivered. These tools are enabling faster, more informed decisions and reshaping how projects are executed.

ESG targets and long-term operational efficiency are now central to investment and development strategies. The focus has shifted to attainable net zero targets.

Resilience has always been at the core of the industry, and today this is driven by climate, technological changes or market conditions.

It’s a truly global sector! International investment continues to shape development pipelines and market partnerships. It’s an interesting space with plenty of developments in the coming years.

One of the biggest topics of conversation was data centres and other critical infrastructure. With increasing pressure to deliver sustainable data centres and to support the growth of AI, this is prompting new conversations about what the future will look like.

Then data itself! The data available is vast, and it’s about how it can be used to improve building performance, reduce energy use and enhance user experience with technology.

For those working in MEP and global building services consultancy, these themes are influencing how projects are approached.

There are key aspects that are shaping projects from inception. Energy efficiency, building performance, digital infrastructure and operational resilience are defining new buildings.

More than ever, mechanical and electrical design plays a central role in achieving targets that will stand resilient in the future. The designs ideally must support new building standards and work in high-performing environments.

While in Cannes, the BSE|3D team met with new and old connections, and were able to further understand the industry direction and the opportunities that are shaping 2026

and beyond. One key thing is there is huge momentum across the global property industry.

It’s a reminder that real estate is not just about buildings but about anticipating how cities, technology, and society evolve together.

HVAC Design and Building Services for Resilient Healthcare Environments

Hospitals are among the most technically demanding buildings in the UK. They operate continuously, accommodate vulnerable occupants and must remain safe, comfortable and compliant under extreme and unpredictable conditions. At the heart of this challenge sits HVAC design.

High-quality HVAC system design is not simply about heating and cooling. In healthcare settings it is fundamental to infection control, patient outcomes, staff wellbeing and long-term operational resilience. When done well, it quietly enables clinical excellence. When done poorly, it becomes an expensive risk.

Designing for Health, Safety and Compliance

Modern hospital ventilation strategies must balance air quality, energy efficiency and regulatory compliance. Best practice guidance aligned with CQC expectations places strong emphasis on:

Appropriate air change rates to dilute airborne contaminants

Robust filtration strategies to manage particulates and pathogens

Clear separation of clean and dirty airflows to reduce cross-contamination

Reliable air pressure regimes within clinical zones

From operating theatres and isolation rooms to wards and outpatient spaces, HVAC systems must be carefully zoned so that temperature, humidity and airflow can be controlled precisely, quickly and with minimal intervention.

At BSE|3D, our engineers and HVAC consultants design systems that respond directly to the size, layout, structure and clinical purpose of each space. We plan, specify and co-ordinate HVAC installations that are not only compliant on day one, but robust enough to perform consistently over decades of use.

Learning from COVID – Designing for the Next Major Health Event

The COVID-19 pandemic exposed weaknesses in many existing healthcare ventilation systems. Buildings that lacked flexibility and resilience struggled to manage optimum air exchange, adapt pressure regimes or safely repurpose spaces at speed, leading to increased fallow time and the associated effects on productivity and service delivery. Future-ready hospital HVAC design must consider that another major health event, like Covid-19 could occur. This means best-practice HVAC systems must include:

Capacity headroom to increase air exchange when required

Flexible zoning to allow wards & clinical areas to be reconfigured safely

Clear maintenance access to ensure systems perform as designed

Controls that support rapid operational change without compromising comfort or safety

We design HVAC systems that can adapt, not just comply. Whether upgrading existing infrastructure or delivering new hospital and healthcare developments, our focus is on long-term resilience, service continuity and the flexibility to adapt.

Addressing Industry Pain Points Through Intelligent Design

Poorly designed HVAC systems are a persistent pain point across healthcare settings. Oversized plant wastes energy. Undersized systems fail under peak demand. Poor component placement leads to noise complaints, maintenance issues and premature failure. Our approach is engineering-led and detail-driven. We ensure:

Correct plant sizing aligned to real operational demand

Thoughtful placement of heat exchangers, terminals and controls to maximise performance

Integrated acoustic, safety and access considerations from the outset

Seamless coordination with other building services to avoid costly clashes on site

The result is HVAC systems that work efficiently, quietly and reliably, supporting clinical teams rather than distracting them.

Sustainable Performance Without Compromise

Hospitals face increasing pressure to reduce carbon emissions while maintaining uncompromising, uninterrupted standards of care. Intelligent HVAC design plays a central role in achieving both. By combining ventilation strategy, system selection and control philosophy early in the design process, we help healthcare clients reduce energy use without sacrificing air quality or safety. Sustainability, when properly engineered, enhances performance rather than limiting it.

Engineering Confidence into Healthcare Buildings

From straightforward upgrades to complex, highly serviced healthcare environments, BSE|3D delivers professional HVAC system design that reflects how hospitals really operate.

As the world grapples with the increasing challenges of climate change and resource scarcity, sustainable water management has emerged as a critical component of building design and urban planning. For BSE|3D, integrating effective water conservation techniques, greywater recycling systems, rainwater harvesting, and sustainable drainage systems (SuDS) forms an essential part of our design process and can significantly enhance environmental sustainability and reduce operational costs.

Water Conservation Techniques

Water conservation is the first step towards sustainable water management. It involves a range of strategies aimed at reducing water consumption and minimising waste. Key techniques include:

Low-Flow Fixtures – Installing low-flow taps, showerheads, and toilets can drastically cut down water usage without compromising on performance. These fixtures use advanced aerators and flow regulators to maintain pressure while using less water.

Leak Detection Systems – Modern leak detection systems can identify and alert building managers to leaks early, preventing water wastage and potential property damage. Smart meters and sensors can provide real-time monitoring and data analytics to optimise water use.

Efficient Landscaping – Incorporating drought-resistant plants and efficient irrigation systems, such as drip irrigation, can reduce outdoor water use. Additionally, using mulch and soil amendments can enhance water retention in the soil.

Behavioural Changes – Educating occupants about water-saving practices, such as turning off taps while brushing teeth or using full loads in dishwashers and washing machines, can significantly contribute to conservation efforts.

Greywater Recycling Systems

Greywater recycling involves reusing wastewater from baths, showers, sinks, and washing machines for non-potable purposes, such as toilet flushing and irrigation. This can reduce the demand on the freshwater supply and decrease wastewater discharge.

Collection and Treatment: Greywater systems collect water from specified sources, filter out contaminants, and treat it to a standard suitable for reuse. Treatment processes can include biological, chemical, and mechanical methods to ensure safety and efficiency.

Distribution: Once treated, greywater can be stored in tanks and distributed via a separate plumbing system to where it is needed. This system can be integrated with smart technology to manage water distribution based on demand and availability.

Benefits: Greywater recycling can reduce freshwater consumption by up to 50%, lower utility bills, and contribute to a building’s sustainability credentials, making it more attractive to environmentally conscious occupants and investors.

Rainwater Harvesting

Rainwater harvesting involves collecting and storing rainwater for later use, which can significantly supplement water supply and reduce reliance on mains water. This system can be especially beneficial in regions with high rainfall.

Collection Systems: Roofs are the most common collection surfaces. Gutters and downpipes channel the rainwater into storage tanks. Filtration systems remove debris and contaminants before storage.

Storage Tanks: These can be above or below ground and should be chosen based on capacity requirements and available space. Modern tanks are designed to prevent algae growth and maintain water quality.

Usage: Harvested rainwater can be used for a variety of non-potable applications such as landscape irrigation, toilet flushing, and even laundry. Advanced systems can also purify rainwater to a potable standard, suitable for drinking and cooking.

Sustainable Drainage Systems (SuDS)

SuDS are designed to manage stormwater runoff in a way that mimics natural processes, reducing the risk of flooding, improving water quality, and enhancing urban green spaces.

Permeable Surfaces: Using permeable materials for pavements and car parks allows rainwater to infiltrate the ground, reducing runoff and recharging groundwater.

Green Roofs and Walls: These structures not only absorb rainwater, reducing runoff, but also provide insulation, improve air quality, and promote biodiversity.

Retention Basins and Swales: These features slow down water flow and allow it to soak into the ground, which helps to prevent flooding and manage water quality by filtering out pollutants.

Detention Ponds and Wetlands: These can store excess stormwater and release it slowly, imitating natural hydrological cycles and providing habitats for wildlife.

For leading building services design companies like BSE|3D , integrating sustainable water management practices is no longer an option but a necessity. By employing water conservation techniques, greywater recycling systems, rainwater harvesting, and sustainable drainage systems, buildings can achieve greater sustainability, reduce costs, and contribute positively to the environment. As regulations tighten and societal expectations shift towards greener practices, leading the way in sustainable water management will set a benchmark for innovation and responsibility in the industry.
