From 19th – 21st May, alongside more than 16,000 industry professionals, we joined one of the biggest events in the built environment calendar.

Now UKREiiF comes to a close, we’ve been reflecting on a fantastic few days spent connecting with people from across the built environment sector. The energy throughout this year’s event was electric, with conversations centred around innovation, collaboration and the exciting future of the industry.

The BSE|3D team attended more than 45 fringe events and seminars throughout the conference, taking every opportunity to gain insights, strengthen relationships and stay ahead of the curve in an ever-evolving building services landscape.

A Market Full of Momentum

One of the biggest takeaways from UKREiiF this year was the clear sense of momentum across the sector.

With the Building Engineering Services Association (BESA) reporting a 16% increase in collective turnover among the UK’s largest M&E contractors, alongside continued growth driven by opportunities in data centres, decarbonisation and increasingly sophisticated building engineering, it’s clear the industry is entering an exciting new chapter.

Across every conversation, there was a shared focus on creating smarter, more connected and more sustainable places and communities. From regeneration and sustainability to the future of design and project delivery, collaboration and innovation were at the heart of every discussion.

BSE3D and Modus Hosting A Fringe Networking Breakfast

One of the highlights for the BSE|3D team was hosting a fringe networking breakfast alongside Modus.

The event created a fantastic opportunity to bring together professionals from across the industry, exchange ideas and have open conversations about the challenges and opportunities shaping the future of the built environment.

A huge thank you to everyone who joined us and contributed to such valuable discussions.

The Value of Collaboration

For many of us, including those attending the fringe events for the first time, the experience was incredibly valuable.

Hearing different perspectives, building new relationships and reconnecting with familiar faces reinforced just how important collaboration is in driving meaningful progress across the industry.

UKREiiF once again demonstrated the strength, ambition and innovation that exists throughout the built environment sector and we’re excited to continue building on the conversations and connections made throughout the week.

Looking Ahead

The future of the industry is evolving rapidly, and events like UKREiiF are vital in helping businesses stay connected, informed and inspired.

At BSE|3D, we’re proud to be part of an industry that continues to push boundaries, embrace innovation and work collaboratively towards a smarter and more sustainable future.

And finally, a big thank you to the entire BSE|3D team for all your hard work throughout the week.

We’re already looking forward to next year.

Swimming pools are energy intensive. Heating vast volumes of water, ventilating humid air and maintaining water quality can make leisure centres some of the largest energy consumers in a community. At BSE|3D, we specialise in MEP solutions that reduce energy demand without compromising comfort or safety, helping operators save costs while meeting sustainability goals.

Smarter Ventilation, Lower Energy

Pool and spa environments are notorious for high humidity. Traditional ventilation can be inefficient and waste energy. We design advanced pool and leisure ventilation systems that:

Recover heat from exhaust air to pre-warm incoming air

Maintain optimal humidity to reduce corrosion and condensation

Integrate seamlessly with heating and dehumidification systems

This approach cuts energy use while preserving a comfortable, safe environment for swimmers.

Efficient Water and Heating Systems

Water heating is the biggest energy cost in any pool complex. Our designs focus on:

High-efficiency boilers and heat pumps tailored to pool load profiles

Solar thermal integration where feasible

Intelligent water circulation and filtration systems that reduce pumping energy

Every system is coordinated so energy isn’t wasted and operational costs are significantly reduced.

Integrated MEP Design for Maximum Impact

Sustainable pool design isn’t just about one system. Heating, ventilation, lighting and water treatment must work together. Our BIM-led approach ensures:

Systems are optimised for energy efficiency and maintainability

Equipment is discreetly installed without affecting aesthetics or functionality

Long-term operational performance is predicted and assured

Future-Ready Leisure Centres

Energy efficiency, sustainability and occupant comfort can coexist in swimming pool design when engineered thoughtfully. At BSE|3D, we deliver MEP solutions that reduce energy demand, extend equipment lifespan and future-proof leisure centres against rising energy costs.

Swimming pools don’t have to be energy drains. With intelligent MEP design, they can be efficient, sustainable and a pleasure to use

Airports are no longer simply transport hubs. They are complex, high-performance environments designed to deliver comfort, efficiency and reliability for millions of passengers every year. Nowhere is this more evident than in premium passenger spaces and lounges, where expectations are higher, occupation times are longer, and operational resilience is non-negotiable.

Behind these environments sits a highly engineered network of mechanical, electrical and public health systems. When designed correctly, building services transform airport lounges from simple waiting areas into sophisticated, comfortable and energy-efficient spaces that operate seamlessly within one of the most demanding building types in the world. At BSE|3D, we specialise in delivering high-performance MEP design for complex aviation environments across the UK, Europe and the Middle East.

Engineering Comfort in a High-Demand Environment

Premium airport lounges must achieve something that is deceptively difficult: they must feel calm, quiet and comfortable within one of the most operationally intense buildings ever created. Passenger density fluctuates throughout the day, external doors open continuously to concourses, and glazing areas are often extensive. These factors place enormous pressure on HVAC systems to maintain stable internal conditions. Effective mechanical design must therefore deliver:

Highly responsive air-conditioning systems capable of handling rapid occupancy changes

Optimised air distribution that maintains thermal comfort without draughts

Low noise design to preserve the calm, premium atmosphere expected in lounges

Energy-efficient plant strategies that support wider airport sustainability targets

Achieving this balance requires careful modelling, detailed coordination and a deep understanding of how people use airport spaces.

Lighting That Defines the Passenger Experience

Lighting in premium lounges is not simply functional; it is experiential. It shapes how passengers perceive the space, influences dwell time and supports a range of activities from relaxation to remote working. High-performance lighting design integrates:

Layered architectural lighting to create a premium aesthetic

Circadian-responsive strategies for passenger wellbeing

Highly efficient LED systems with intelligent controls

Seamless integration with architectural features and finishes

When executed correctly, lighting becomes a defining element of the passenger journey while significantly reducing operational energy consumption.

Resilient Electrical Infrastructure

Airports operate 24/7, and premium passenger spaces must match this reliability. Electrical systems must therefore be engineered for resilience as well as performance. This includes:

Robust power distribution strategies

Backup and emergency power integration

High-capacity IT and data infrastructure

Integration with airport-wide building management systems

Lounges also increasingly support high-power charging, digital workspaces and advanced hospitality services, all of which demand a carefully considered electrical design.

Public Health and Water Systems

Premium spaces typically incorporate a wide range of hospitality facilities including kitchens, showers, spa areas and high-quality washrooms. These features elevate the passenger experience but significantly increase the complexity of public health engineering. Effective design must address:

Water efficiency and sustainability

Legionella risk management

High-performance drainage systems

Integration with catering and hospitality operations

The result is infrastructure that supports luxury hospitality standards while remaining operationally robust.

Digital Engineering and Coordination

Airport environments are among the most spatially constrained and technically dense projects in the built environment. Successful delivery requires precise coordination between architecture, structure, MEP systems and airport operational infrastructure. Advanced 3D modelling and digital coordination are therefore essential. Through integrated design workflows and detailed BIM modelling, services can be fully coordinated within complex ceiling zones, plant areas and service routes before construction begins. This reduces risk, improves constructability and ensures the final environment performs exactly as intended.

Designing for the Future of Aviation

Passenger expectations are evolving rapidly. Premium airport spaces must now deliver hospitality-grade comfort, seamless digital connectivity and demonstrable sustainability performance. Building services engineering plays a central role in achieving this. From ultra-efficient HVAC systems to intelligent building controls and low-carbon plant strategies, the right engineering approach ensures lounges remain comfortable, resilient and future-ready.

BSE|3D: Engineering High-Performance Airport Environments

At BSE|3D, we combine technical depth with practical delivery experience to engineer high-performance building services for aviation environments worldwide. Our teams across the UK, Europe and the Middle East deliver fully integrated MEP design that balances passenger comfort, operational resilience and long-term sustainability. Because in modern aviation, exceptional passenger spaces are not just designed, they are engineered.

Beyond airport lounges, building services design plays a critical role across the wider aviation environment. This includes terminal buildings, air traffic control towers, aircraft hangars, maintenance and repair facilities (MRO), cargo terminals, ground transportation hubs and airport hotels.

If you are looking for a building services consultancy for your next airport development, including terminals, control towers, hangars, cargo facilities, or support infrastructure. Please get in touch via mail@bse3d.com or +44 207 193 7146

Data centres are the backbone of the digital world. They power cloud services, AI, streaming and enterprise operations, but this comes at a cost. Energy consumption, heat output and resource demands make data centres some of the most energy-intensive buildings on the planet.

At BSE|3D, we combine comprehensive MEP expertise with cutting-edge design to make data centres both mission-critical and sustainable. Our approach ensures facilities operate reliably, while minimising environmental impact and operational costs.

Designing for Efficiency and Reliability

Mission-critical systems demand uninterrupted power, precise cooling and robust infrastructure. Sustainability cannot come at the expense of uptime. We optimise:

Power distribution with energy-efficient UPS and backup systems

Advanced cooling solutions including liquid cooling, heat recovery, and intelligent airflow management

Water and thermal management for high-performance chillers and closed-loop systems

Every design decision balances operational performance with energy efficiency, reducing carbon footprint without compromising reliability.

Integrating Low-Carbon Strategies

Sustainable data centres require more than incremental improvements. Our MEP designs integrate:

Renewable energy and on-site generation

Low PUE (Power Usage Effectiveness) strategies

Smart building management and monitoring systems

By modelling energy flows and identifying inefficiencies early, we deliver measurable reductions in energy and resource consumption.

Future-Proofing Data Infrastructure

The demand for digital services is growing exponentially. Future-proofing requires scalable, adaptable and sustainable building services that support growth while reducing environmental impact. At BSE|3D, we ensure every data centre is designed for long-term performance, resilience and sustainability. Because when digital infrastructure is mission-critical, engineering excellence and sustainability must go hand in hand.

The BSE3D team headed to a Grupo Vía event at the Inhala Garden Hotel, and it highlight just how fast the Spanish data centre market is moving.

Spain has firmly established itself as the data centre hub of Southern Europe, with Madrid, Aragón and Cataluña leading the charge. Here are some facts to show the scale of the growth in Spain;

2.5 GW expected capacity by 2030

+24% growth from 2024 to 2025 (355 MW to 439 MW)

~500 MW linear growth per year

Over €66.9 billion in committed investment

At BSE3D, our team consists of expert building services, mechanical and electrical engineers with deep experience in data centre design and delivery. A data centre is one of the most technically demanding building types in the world.

Power infrastructure, cooling, fire suppression, security and building management systems must all work seamlessly together, 24 hours a day, 365 days a year. That’s why getting the right engineering team involved from day one matters.

Cooling and thermal management sit right at the heart of every data centre project. Wirth compute density climbing and this is driven by AI, HPC and hyperscale workloads. Inefficient cooling doesn’t just waste energy, it threatens uptime, accelerates hardware degradation and drives up operational costs.

Digitalisation is also reshaping how we deliver projects:

Multidisciplinary coordination across MEP, structural and architectural teams

Early clash detection before a spade goes in the ground

End-to-end digital project management

Direct links to operations and maintenance from day one

Data centres are no longer just digital assets. They are becoming critical pillars of national resilience, woven into energy, water and security networks at a territorial level. In truth, they are becoming part of the fabric of everyday life, ,while, quietly powering the services, systems and experiences that all of us rely on, every single day.

Overall the challenge is no longer just to build more. It’s to build smarter and more sustainably.

If you’d like to speak with the BSE3D team about a Spanish data centre project, or a site anywhere across Europe, we’d welcome the conversation. Get in touch at mail@bse3d.com.

Engineering in the UK is one of the fastest-growing sectors. At BSE3D, we are always looking for talented engineers who want to be part of that global growth.

The demand for skilled building services engineers has never been greater. The team deliver projects for a range of buildings including, data centres and hospital refurbishments to school builds, care home and hotel fit-outs. The pool of engineers available simply cannot meet the pace of that growth.

For engineers with the right skills and experience, this represents a significant career opportunity. At BSE3D, we have built our reputation as a leading building services consultancy on the strength of our people. The engineers who join us work on complex, varied and rewarding projects that make a real difference to the built environment.

According to the EngineeringUK & Lightcast “Engineering Skills Needs” report, the UK needs 173,000 new engineers and technicians by 2030 just to keep up with demand. This growth rate is faster than almost any other sector in the economy. At the same time, the Institution of Engineering and Technology’s 2025 Skills Survey found that 76% of engineering employers are already struggling to recruit for key roles. And if nothing changes, research from the Society of Engineers projects a shortfall of 1 million engineers in the UK by 2030.

BSE3D is a leading building services consultancy, we are expanding our own team of engineers to meet the increasing demand for our services. Every engineer who joins BSE3D becomes part of a consultancy that is actively delivering projects across some of the most exciting sectors in the UK built environment.

Building services engineering sits at the heart of everything we do. As a consultancy, our team of engineer’s design and deliver mechanical, electrical and public health solutions across some of the most active and demanding sectors in the UK built environment, including defence, data centres, healthcare, infrastructure, hospitality, commercial property, education and retail.

From M&E and HVAC design on hospital frameworks to critical power and cooling in data centres, from school rebuilding programmes to high-end hotel fit-out. Our team of engineers bring the technical expertise and sector knowledge to deliver projects.

What we are seeing right now

Data centre demand has surged across the UK and the world, driven by cloud infrastructure growth and AI workloads. Healthcare is in a sustained build and refurbishment cycle. Defence spending is up, bringing with it increased demand for consultancy expertise in secure environments. Education projects stemming from the government’s school rebuilding programme continue to create significant pipeline across the built environment.

Meanwhile, the engineering workforce is ageing. According to the ECITB Workforce Census 2024, nearly 14.7% of UK engineering workers are now over 60, up from 11.6% in 2021. As experienced professionals approach retirement, the gap between supply and demand will only widen. For BSE3D, this means one thing, we need talented engineers who are ready to step up and take on meaningful, complex work.

BSE3D is growing and we are looking for engineers who want to work on some of the most interesting and varied projects in the across the global. If you are ready for your next challenge, we would love to hear from you. Please email mail@bse3d.com with your CV and cover letter.

Modern buildings succeed or fail on the performance of their services. Heating, cooling, power, lighting, water, ventilation and controls must work together seamlessly to create spaces that are comfortable, efficient and resilient. At BSE|3D, we design Mechanical, Electrical and Public Health (MEP) systems that integrate these elements from the outset, turning complex building requirements into coordinated, high-performing environments.

Our approach begins with one principle: building services are not an add-on. They are the operational backbone of every building. By embedding MEP strategy early in the design process and developing coordinated 3D models, we ensure systems are efficient, buildable and fully aligned with the architectural and structural intent. The result is fewer clashes, smarter plant strategies and buildings that perform as designed.

Energy performance is central to everything we do. We prioritise low-energy system design, intelligent controls and careful plant selection to reduce operational carbon while maintaining reliability and comfort. Through integrated modelling and performance-led design, we create services strategies that support both sustainability targets and long-term operational value.

Our expertise spans a vast range of sectors, each with its own technical demands.

In healthcare, including hospitals and care homes, where resilient and compliant building services are critical to patient safety, clinical performance and CQC outcomes.

Within commercial environments, we design flexible and efficient systems that support evolving workplace demands.

For listed and heritage buildings, sensitive integration allows modern services to coexist with historic fabric.

Across education facilities, we prioritise healthy learning environments through ventilation, lighting and thermal comfort.

In hotel and leisure developments, comfort, energy-efficiency and operational reliability are essential to guest experience in a 24/7 environment.

For data centres, we deliver high-capacity electrical and cooling infrastructure designed for uptime, redundancy and scalability.

In transport and infrastructure projects, robust services ensure safe, reliable and maintainable public spaces.

Working with government and local authorities, we support sustainable public assets designed for longevity and operational efficiency, while working within challenging budget constraints.

And within high-end residential, discreet and high-performance systems provide comfort, efficiency and intelligent building control.

Within defence facilities, we deliver resilient, secure and operationally robust building services engineered to meet the exacting demands of critical environments.

Across every sector, our role is the same: to coordinate the systems that allow buildings to function. When MEP design is considered strategically, not retrospectively, it enables architecture, structure and technology to work as one. That integration is where BSE|3D adds value. Through technically rigorous design, coordinated digital modelling and a deep understanding of building performance, we help deliver buildings that are efficient, resilient and ready for the future.

BSE|3D recently established its Madrid office, bringing a dedicated local team and marking an important milestone in the firm’s European expansion. Marking our attendance at REBUILD 2026 a natural next step as we deepen our roots in the Spanish and wider European market.

The team attended REBUILD 2026 at IFEMA Madrid, Europe’s leading event for industrialised construction. The event brought together more than 30,000 professionals from across architecture, engineering, development, and technology to examine where the built environment is heading.

For BSE|3D, the timing was significant. As a building services consultancy with offices across Europe, we are actively expanding our work in Spain. REBUILD provided the ideal platform to understand the challenges, opportunities and directions that matter most to the Spanish real estate and construction sector right now.

Six key themes that defined REBUILD 2026

Across sessions, panel discussions, and networking conversations, six themes emerged consistently.

Housing access and affordability.

The demand for affordable, high-quality homes across Spain and Europe is accelerating innovation. It’s not just in building new homes, but in upgrading ageing stock that no longer meets modern energy or comfort standards.

Industrialisation as a cultural shift

Modern construction is moving toward offsite manufacturing, modular systems and materials such as CLT. The deeper challenge is cultural: rethinking roles, improving coordination, and building stronger ecosystems across all project stakeholders.

Decarbonisation is non-negotiable

From low-carbon concrete to AI-driven material innovation, the industry is actively reducing embodied and operational carbon. Mandatory lifecycle assessments are on the regulatory horizon, accelerating this shift.

Energy rehabilitation at scale

With roughly half of Spain’s buildings constructed before the 1980s, retrofitting for energy performance is a major and urgent opportunity. Renewable gases, biomethane and efficient MEP systems are central to this transition.

Human-centric design

A recurring message: buildings must reconnect with people. From healthcare environments to workplaces, there is a clear shift toward wellbeing, nature integration and spaces where people genuinely want to spend time.

Technology with intent

Digital tools and AI are critical enablers, but only when applied purposefully. The consensus at REBUILD was clear: technology should support design decisions, not replace the thinking behind them.

With a Madrid office and a team embedded in the local Spanish market, BSE|3D is well positioned to support clients navigating Spain’s construction and real estate landscape. REBUILD reinforced the scale of the opportunity here, and the conversations we had across the two days will feed directly into how we grow our work in Spain and across Europe.

If you are working on a project in Spain or elsewhere in Europe and want to explore how BSE|3D can support building services and sustainability goals, we would be glad to connect via mail@bse3d.com or +34 615 95 85 05

Education environments are changing rapidly. Schools and universities must now deliver healthy learning spaces, energy efficiency and long-term resilience while supporting evolving teaching practices and growing student populations.

Across the UK the scale of investment reflects this shift. Government programmes are committing tens of billions of pounds to rebuilding and upgrading the education estate, including nearly £20 billion for the School Rebuilding Programme through to 2035, alongside billions more for maintenance and capital improvements. Delivering modern learning environments at this scale requires precision building services engineering.

At BSE|3D, we design the mechanical, electrical and public health systems that allow education buildings to perform efficiently, reliably and sustainably.

Engineering spaces that supports learning

Students perform better in environments that are comfortable, healthy and well-lit. Building services play a critical role in achieving this. Our MEP designs prioritise:

High-performance ventilation that improves indoor air quality and concentration

Efficient heating and cooling systems that maintain stable learning environments

Intelligent lighting that supports wellbeing and reduces energy consumption

Reliable electrical infrastructure to support modern digital learning

The goal is simple: buildings that actively support teaching and learning.

Designing for Complex Education Environments

Education facilities are far more than classrooms. Universities and large schools include laboratories, lecture theatres, sports facilities, libraries and social spaces. Each environment has unique building services demands. Laboratories require precise environmental control. Lecture theatres need carefully designed ventilation and acoustics. Large communal areas demand flexible HVAC and lighting systems that adapt to changing occupancy. Our approach ensures these diverse spaces operate seamlessly within a single integrated building services strategy.

Future-Proofing the Education Estate

Education buildings must serve generations of students. That means designing infrastructure that can adapt to changing technology, sustainability targets and campus growth. At BSE|3D, we apply advanced modelling and BIM coordination to create systems that are efficient, adaptable and easy to maintain. From low-carbon HVAC strategies to renewable energy integration, our designs support long-term performance and reduced operational costs.

Engineering the Next Generation of Learning

The future of education depends on infrastructure that works quietly in the background, providing comfort, reliability and sustainability without distraction. At BSE|3D, we combine technical expertise, sector insight and precision design to deliver high-performance building services for schools, colleges and universities. Because when the environment supports learning, students and institutions can perform at their best.

The BSE|3D team headed to sunny Cannes for a week at MIPIM. Leticia and Dennis attended, and with the event centred around current conversations on the ever-growing industry. Cannes provided the space for open, meaningful conversations, many of them with people closely connected to the UK market, creating a strong foundation for continued dialogue as we head toward UKREiiF in May.

Across meetings with developers, investors, consultants, and technical specialists, several themes consistently emerged; including AI, ESG targets and external factors.

Data, AI, and digital decision-making are increasingly influencing how projects are delivered. These tools are enabling faster, more informed decisions and reshaping how projects are executed.

ESG targets and long-term operational efficiency are now central to investment and development strategies. The focus has shifted to attainable net zero targets.

Resilience has always been at the core of the industry, and today this is driven by climate, technological changes or market conditions.

It’s a truly global sector! International investment continues to shape development pipelines and market partnerships. It’s an interesting space with plenty of developments in the coming years.

One of the biggest topics of conversation was data centres and other critical infrastructure. With increasing pressure to deliver sustainable data centres and to support the growth of AI, this is prompting new conversations about what the future will look like.

Then data itself! The data available is vast, and it’s about how it can be used to improve building performance, reduce energy use and enhance user experience with technology.

For those working in MEP and global building services consultancy, these themes are influencing how projects are approached.

There are key aspects that are shaping projects from inception. Energy efficiency, building performance, digital infrastructure and operational resilience are defining new buildings.

More than ever, mechanical and electrical design plays a central role in achieving targets that will stand resilient in the future. The designs ideally must support new building standards and work in high-performing environments.

While in Cannes, the BSE|3D team met with new and old connections, and were able to further understand the industry direction and the opportunities that are shaping 2026

and beyond. One key thing is there is huge momentum across the global property industry.

It’s a reminder that real estate is not just about buildings but about anticipating how cities, technology, and society evolve together.

The BSE|3D team are looking forward to seeing how the industry evolves, and if you want to carry on the conversation, please get in touch at mail@bse3d.com.
