<p>The UK’s building safety landscape has undergone a major transformation following the introduction of the Building Safety Act 2022. At the heart of this reform is the Golden Thread of Information, a digital record designed to ensure accountability and transparency throughout a building’s lifecycle. For building services engineers working on High-Risk Buildings (HRBs), compliance with the Golden Thread is not just a regulatory requirement—it’s a fundamental shift in how buildings are designed, constructed, and maintained for long-term safety.</p>



<h2 class="wp-block-heading"><strong>What Are High-Risk Buildings (HRBs)?</strong></h2>



<p>HRBs are defined as buildings over 18 metres (or at least seven storeys) that contain at least two residential units. Hospitals and care homes that meet these criteria are also classified as HRBs. Due to their potential fire and structural safety risks, HRBs are subject to the three Gateway process under the Building Safety Act:</p>



<ul class="wp-block-list">
<li>Gateway 1 (Planning Stage) – Ensures fire and structural safety considerations are embedded at the earliest design phase. Local planning authorities must consult the Health and Safety Executive (HSE) before granting permission for HRBs.</li>



<li>Gateway 2 (Pre-Construction Stage) – Before construction begins, detailed designs must be submitted for approval by the Building Safety Regulator (BSR). Any non-compliance could result in costly project delays.</li>



<li>Gateway 3 (Completion &amp; Handover Stage) – The final review before occupation. The BSR must confirm that the as-built project aligns with approved plans, with all necessary fire and structural safety data in place.</li>
</ul>



<p>For building services engineers, these gateways place greater emphasis on early coordination, compliance tracking, and digital documentation. Failure to adhere to the requirements at each stage can lead to rejection, redesign, and significant delays.</p>



<h2 class="wp-block-heading"><strong>The Role of the Golden Thread in MEP Design</strong></h2>



<p>The Golden Thread of Information ensures that accurate, up-to-date, and easily accessible data is maintained throughout a building’s lifecycle. For building services engineers, this means:</p>



<ul class="wp-block-list">
<li>Design Documentation &amp; Traceability – engineers must provide detailed, structured records of all systems, including fire safety measures, ventilation, electrical distribution, and water supply.</li>



<li>Real-Time Digital Record-Keeping – All changes to MEP designs must be documented in a structured, digital format to allow future accountability.</li>



<li>Alignment with Fire &amp; Structural Safety – MEP designs must not compromise fire compartmentation, means of escape, or structural integrity. For example, penetrations for ductwork or cable trays must be fire-stopped correctly and recorded.</li>



<li>Collaboration with Duty Holders – The Accountable Person (AP) and Building Safety Manager (BSM) rely on accurate MEP data for ongoing maintenance and risk assessments. Without clear documentation, building safety compliance can be compromised post-occupation.</li>
</ul>



<h2 class="wp-block-heading"><strong>Key Compliance Challenges for Engineers</strong></h2>



<p>While the Golden Thread improves safety, it also presents new and existing challenges for MEP professionals:</p>



<ul class="wp-block-list">
<li>Design Coordination Across Disciplines – MEP systems must align with architectural and structural elements to maintain fire safety and accessibility. Early engagement with structural engineers and fire consultants is critical.</li>



<li>Fire &amp; Smoke Control Measures – Fire alarm systems, smoke extraction, and sprinkler systems must meet BS 9991, BS 9999, BS 5839 and Approved Document B standards. These systems must be carefully integrated and documented within the Golden Thread.</li>



<li>Material Selection &amp; Certification – Cables, ductwork, and pipe insulation must be fire-rated and compliant with HRB regulations. Using uncertified materials can lead to Gateway rejection.</li>



<li>Change Management &amp; Version Control – Any deviations from the approved design must be justified, risk-assessed, and recorded digitally to meet Gateway 3 requirements.</li>



<li>Testing, Commissioning &amp; Handover – All MEP systems must be tested before handover, with documented commissioning reports that form part of the Golden Thread.</li>
</ul>



<h2 class="wp-block-heading"><strong>How Technology Supports Compliance</strong></h2>



<p>Technology plays a crucial role in helping engineers meet the rigorous documentation and compliance demands of HRBs:</p>

<p>The Golden Thread is more than just a regulatory obligation—it is a framework for improving building safety, operational efficiency, and long-term compliance. For MEP engineers, embracing digital tools, robust documentation practices, and early-stage coordination is essential to meeting HRB requirements and ensuring safer buildings for occupants.</p>



<p>By proactively integrating the Golden Thread into MEP design, engineers can streamline compliance, improve project efficiency, and contribute to a safer built environment for the future.</p>

<p>The 9th annual Mid Sussex Science Week, proudly organised by BSE|3D Limited and the Burgess Hill Business Parks Association, concluded successfully at Haywards Heath College on July 12th. This event, sponsored by local businesses, brought together hundreds of young minds to delve into STEM (Science, Technology, Engineering, and Mathematics) subjects, igniting interest and innovation among primary school students from the region.</p>



<p>Eight local schools participated, each paired with industry leaders for hands-on learning and project development. Southway School collaborated with HPC, Bolney School with Furnace Design, Warden Park with Adelphi UK, Harlands School with Caffyns, Windmills School with Flakt Group, Ditchling School with Leap Environmental, St Wilfrid&#8217;s School with Mitsubishi Electric, and London Meed School with Edwards Vacuum. These partnerships provided students with practical insights and fostered a deeper understanding of STEM fields.</p>

<p>The event showcased an impressive line-up of exhibitors displaying the latest advancements in science and technology. Exhibitors included Artemis Marketing, British Arachnological Society, Broadcast Bionics, BSE|3D, Caffyns, East Sussex Reptile and Amphibian Society, Edwards Vacuum, Gatwick Airport, Leap Environmental, and Wakehurst. Students interacted with industry professionals, viewed demonstrations, and learned about real-world applications of their studies.<br><br>Our judges faced an incredibly challenging task in selecting the top three projects due to the exceptional quality of investigation, design, and presentation across the board. We extend a heartfelt thank you to all our judges for taking time out of their busy schedules to attend our event.  </p>



<p>A highlight was the presence of special guest Mims Davies MP, a steadfast supporter of Mid Sussex Science Week. Her commitment to promoting STEM education and inspiring young learners was warmly received. Esteemed judges evaluated the students&#8217; projects and presentations, providing invaluable feedback and encouragement.</p>



<p>Awards for the top projects were presented by Mims Davies MP, Philip Todd (Chair of MSSW and MD of BSE|3D), and Richard Cox (CEO of BHBPA). Southway School and HPC took 1st place for their exceptional design development process. Ditchling School and Leap Environmental received 2nd place for their worm project, and St Wilfrid&#8217;s School and Mitsubishi Electric were awarded 3rd place for their solar oven.</p>

<h2 class="wp-block-heading">Today Marks UNESCO International Day of Light</h2>



<p>International Day of Light is celebrated on 16<sup>th</sup> May every year. This year’s theme is <em>Light in Our Lives, to let the light guide us the way forward.</em> In line with this year&#8217;s theme we&#8217;re discussing the importance of lighting within the built environment. </p>



<h2 class="wp-block-heading">The Importance of Lighting in Building Services Engineering</h2>



<p>In building services engineering, lighting design stands at the intersection of functionality, energy efficiency, and occupant comfort. Lighting holds an important role in building services, when we talk about lighting, we refer to the simple act of providing visibility by creating a comfortable space. As architects, engineers, and designers strive to craft environments that seamlessly integrate form and function, the significance of thoughtful lighting design cannot be overstated. In this article, we explore some different aspects of lighting in the building service environment.</p>



<p><br>Building services must not only prioritise aesthetics and functionality, but also embrace sustainability principles. The advent of LED technology has revolutionised the lighting industry, offering a compelling blend of energy efficiency, longevity, and versatility. LED fixtures consume significantly less energy than traditional incandescent or fluorescent bulbs, resulting in lower utility bills and reduced carbon emissions. Moreover, their extended lifespan minimises the need for frequent replacements, further reducing maintenance costs and environmental impact. <p>Our Managing Director, Phil Todd is looking forward to returning to Leeds again this year for UKREiiF from 21<sup>st</sup>-23<sup>rd</sup> May. Phil is looking forward to catching up with colleagues when he visits the Victoria Gate Casino we delivered for Global Gaming Ventures, as well as supporting clients with more projects in the area.</p>

<p>It is with great pleasure that we can announce that one of our Data Centre projects in Dammam, KSA has been accredited with the <a href="https://uptimeinstitute.com/uptime-institute-awards">Uptime Institutes</a> TCCF foil. BSE3D designed this project from its inception through to completion on behalf of Quantum Switch achieving Uptime Design Certification (TCDD) several months previously and building on this in collaboration with Jones Engineering Group Middle East to provide a state of the art facility in the region which will strengthen our customers network distribution and resiliency. Our team of skilled professional engineers worked closely with Uptime Institute to ensure this facility was fully Tier III compliant both in design and when constructed. This accreditation is a testament to their hard work and dedication of which BSE3D are very proud.</p>

<h3 class="wp-block-heading">&#8220;The First of Many&#8221;</h3>



<p>Designing the Mechanical and Electrical services for a data centre is a complicated challenging engineering process with many variables and targets to be achieved now place that facility in a tropical sandy and saline environment with the ambient temperature reaching close to 50°C in the peak of summertime and for the facility to be Uptime Certified and that challenge has just increased tenfold. Thankfully our experienced engineers here at BSE3D love to be challenged and relished at the opportunity. </p>

<p>Working closely with a number of manufacturers we developed an outline scheme. We validated the engineering aspects through modelling a digital twin where we were able to fine tune the scheme to optimise its efficiency and performance while ensuring we always adhered to the principles of a Tier III system. Maintainability is also a high priority for us as many of our engineers have a background in installation and maintenance. The plant needed to be protected from the sun, sand and saline environment while providing the continuous duty so we engineered a semi enclosed chiller gantry surrounded by sand louvres elevated off the ground and we specified protection to the heat exchangers. This is just one example of how we approached each challenge. This facility has been awarded the Uptime Design Certification foil and is currently in the process of obtaining the Certified Construction Foil. This is the first of many with two further facilities designed by BSE3D coming on line in the Middle East region shortly all in the process of achieving the prestigious Uptime Design Certification Award in due course with a further due later in 2023.</p>

<p>The Wellcome Genome Campus is home to two leading institutes as well as innovative genomics and biodata companies, scientific facilities, and a state of the art conference centre.</p>



<p>BSE 3D have been privileged to design a new facility to operate independently&nbsp;focusing on the principles to mitigate the impact we have on the planet by being sustainable as a high priority. The Campus has a mission to improve human health and wellbeing and BSE 3D put sustainability at the heart of our operations and reduce the demands we place upon natural resources.&nbsp;</p>



<p>BSE 3D attended site with the principle contractor, <a href="https://www.wates.co.uk/">Wates</a> this week to review the building services installation to the newly formed storage facility we have designed the building services for. Good progress has been made by <a href="https://www.sotham.co.uk/">Sotham’s Engineering Services</a> and <a href="https://www.bjfgroup.co.uk/">BJF</a> for the mechanical and electrical services installations with the project nearing completion. The project saw a portion of an existing building on campus refurbished to become a new storage facility. Detailed coordination has been required between all parties through the project to strip out and introduce new services to the zone without effecting the service and functionality of the remainder of the building that sits outside of this project scope. Three new heat pumps have been provided by <a href="https://www.mitsubishielectric.com/en/index.html">Mitsubishi Electric</a> to provide domestic hot water and heating together with a full refurbishment and adaptation of existing air handling plant to afford the client both cost and programme savings with a completely new ductwork installation featuring high bay diffusers from <a href="https://www.swegon.com/uk/products-and-services/room-units/air-diffusers-grilles/">Waterloo Air</a>. In addition to new storage facilities, the project includes an office refurbishment, a new LV switchroom for the project featuring a smart new panel from <a href="https://icwpowermode.com/">ICW Powermode</a> switchgear. A dedicated DESEAR store has also been provided.</p>

<p><strong>The 17th June saw the finale of a fantastic week of collaboration between schools and local business to enthuse the next generation of Engineers and Scientists in Mid Sussex.</strong></p>



<p>The Mid Sussex Science Week (MSSW) was co-founded by Philip Todd of BSE3D Consulting Engineers and has now been running for 6 years in Haywards Heath despite a break due to Covid.  This year was the first visit to Burgess Hill.  During the week local companies STEM ambassadors engaged with over 250 primary school pupils across Burgess Hill, helping them develop engineering and science projects. Students represented each school to present and be judged on their weeks work at The Kings Centre on the Friday.</p>



<p>BSE3D helped organise the event and showed the children how to make LED torches and use them for sending messages using Morse code.   Friends and colleagues from Broadcast Bionics gave the young technologists an opportunity to find faults in a live radio broadcast and a chance to record their own voice overs as a DJ. Edwards Vacuums showed the effect that a vacuum has on various items including marshmallows – which the children enjoyed eating too! ISG who are currently building the new Woodlands Meed College, had the assistance of the pupils, to create a gigantic 12 foot high tetrahedron structure, while Burgess Hill manufacturer, Bio-Productions, had some fantastic demonstrations bringing biological technology to life.  Sally Turner, a team GB Athlete sponsored by BSE3D brought in her bike and some sports equipment to show the children how science and technology are used to help athletes perform better and BSE|FM constructed a heat recovery ventilation unit with the children to ventilate their school classrooms.</p>

<p>Guest of Honour, Mims Davies, Member of Parliament for Mid-Sussex and Parliamentary Under-Secretary of State for Employment, emphasised how important it is to encourage science, technology, engineering and maths with our young people, especially with Burgess Hill seeing the commencement of a new science and technology park. Mims thanked Philip Todd of BSE3D and Richard Cox of BHBPA and presented the winning school team, Birchwood Primary School, with a magnificent trophy and science-based books courtesy of Canterbury University STEM Hub.  </p>

<p>The pupils then enjoyed a spectacular science magic show before being presented with very handsome certificates from Mid Sussex Science Week, officially awarded by the University of Canterbury.</p>
