<p>The team attended REBUILD 2026 at IFEMA Madrid, Europe&#8217;s leading event for industrialised construction. The event brought together more than 30,000 professionals from across architecture, engineering, development, and technology to examine where the built environment is heading.</p>

<p>Modern construction is moving toward offsite manufacturing, modular systems and materials such as CLT. The deeper challenge is cultural: rethinking roles, improving coordination, and building stronger ecosystems across all project stakeholders.</p>



<p><strong>Decarbonisation is non-negotiable</strong></p>



<p>From low-carbon concrete to AI-driven material innovation, the industry is actively reducing embodied and operational carbon. Mandatory lifecycle assessments are on the regulatory horizon, accelerating this shift.</p>

<p><strong>Energy rehabilitation at scale</strong></p>



<p>With roughly half of Spain&#8217;s buildings constructed before the 1980s, retrofitting for energy performance is a major and urgent opportunity. Renewable gases, biomethane and efficient MEP systems are central to this transition.</p>



<p><strong>Human-centric design</strong></p>



<p>A recurring message: buildings must reconnect with people. From healthcare environments to workplaces, there is a clear shift toward wellbeing, nature integration and spaces where people genuinely want to spend time.</p>

<p><a href="https://www.datacloudmiddleeast.com/" type="link" id="https://www.datacloudmiddleeast.com/">Data Cloud Middle East</a>, held last week in Dubai, our MD Phil was part of a panel at the <a href="https://www.hyatt.com/grand-hyatt/en-US/dxbgh-grand-hyatt-dubai" type="link" id="https://www.hyatt.com/grand-hyatt/en-US/dxbgh-grand-hyatt-dubai">Grand Hyatt Hotel.</a> Once again proved to be a key gathering for leaders shaping the future of digital infrastructure across the region. The event brought together data centre operators, designers, investors, and technology providers to explore how the Middle East continues to position itself as a global hub for cloud, AI, and&nbsp;<a href="https://www.bse3d.com/our-portfolio/data-centres/project-middle-east-data-centres" type="link" id="https://www.bse3d.com/our-portfolio/data-centres/project-middle-east-data-centres">hyperscale development</a>.</p>



<p>With strong attendance and a packed agenda, the conference reflected the pace and ambition of growth across regional markets.</p>



<p>Discussions throughout the event focused on scalability, resilience, and the increasing sophistication of data centre design in response to evolving workloads. As demand accelerates, there was a clear emphasis on the need for facilities that are not only technically robust but also adaptable to future technologies and regulatory requirements. The Middle East’s unique climate and energy landscape remained central to many of these conversations.</p>



<p><a href="https://www.bse3d.com/services/energy-sustainability" type="link" id="https://www.bse3d.com/services/energy-sustainability">Sustainability </a> was a recurring theme, particularly around energy efficiency and long-term operational performance. Speakers highlighted the importance of integrated design approaches that balance capital investment with lifecycle efficiency, while responding to increasing expectations from operators, investors, and end users alike.</p>



<p>Events such as Data Cloud Middle East continue to underline the strategic importance of Dubai as a focal point for regional and international data centre development, reinforcing the city’s role as a gateway between global markets.</p>



<p>Capacity Middle East, also hosted in Dubai last week, provided a complementary perspective on the region’s rapidly expanding digital ecosystem. Bringing together network operators, data centre specialists, cloud providers, and enterprise stakeholders, the event focused on connectivity, infrastructure convergence, and the demands being placed on modern facilities as data volumes continue to rise.</p>



<p>One highlight of the conference was the expert panel discussing how the industry is navigating the sustainability–cooling nexus in modern <a href="https://www.bse3d.com/services/energy-sustainability" type="link" id="https://www.bse3d.com/services/energy-sustainability">data centres</a>. </p>



<p>Phil Todd from BSE|3D joined fellow industry specialists to share insights into how innovative engineering, environmental responsibility, and operational efficiency must work together to address the challenges posed by high-density computing and regional climate conditions. The discussion emphasised the need for intelligent cooling strategies that support performance while reducing environmental impact.</p>



<p>The panel reinforced the idea that sustainability is no longer a secondary consideration but a core design driver, particularly in markets such as the Middle East where efficiency gains can deliver significant long-term benefits.&nbsp; Phil shared during the panel. “In markets like the Middle East, cooling strategy is fundamental to both performance and environmental responsibility. It has to be engineered intelligently from day one.”</p>

<p>This week, BSE|3D attended the Data Centres Europe Conference in London, organised by Bisnow, where industry leaders, investors, and technical experts gathered to explore the future of Europe’s digital infrastructure. Dennis Ocampo and Philip Todd of BSE|3D report on the discussions spanning financing strategies, sustainability, energy supply, and the technologies shaping next-generation data centres, as well as the key challenges influencing development. With demand continuing to surge—driven by cloud growth, hyperscale expansion, and the rise of AI—there was a clear sense that while the industry faces real constraints, it is also entering one of its most innovative and opportunity-rich periods.</p>



<p><strong>Industry Insights and Emerging Priorities</strong></p>



<p>A clear message throughout the event was that the European data centre industry is undergoing rapid evolution &#8211; shaped by power availability, sustainability targets, and increasing supply chain pressures.</p>



<p>Power and Sustainability:&nbsp;Securing land with established power connections continues to be a major focus across the sector, with growing interest in on-site generation, hybrid clean technologies, and microgrids to help overcome grid congestion and connection delays. Re-use of waste heat and closed-loop cooling systems is gaining traction as operators pursue decarbonisation, alongside broader conversations about linking data centre heat to new housing developments. Grid reform remains essential, as congested networks, long connection times, and evolving national regulations continue to influence development timelines.</p>



<p>Development Challenges:&nbsp;Land and permitting constraints continue to slow expansion, while additional logistical considerations &#8211; ranging from equipment vibration in transport to insurance risks for combined data centre and power plant projects &#8211; were highlighted.</p>



<p><strong>Financing and Risk:</strong>&nbsp;Investor strategies are shifting toward&nbsp;long-term, sustainable models, particularly in regions with abundant renewable power such as the Nordics and Iberia.</p>



<p><strong>Skills and People:</strong>&nbsp;&nbsp;A theme gaining momentum was the increasing importance of social value. Across the panels, speakers emphasised job creation, skills programmes, community engagement, and delivering broader economic value beyond the data centre boundary.</p>

<h2 class="wp-block-heading">We’re beyond excited to announce that Science Week 2025 is officially set for May 19th – 23rd!</h2>



<p>While you don’t see them, our dedicated committee is hard at work behind the scenes – hunting down brilliant STEM Ambassadors, securing exhibitors, and preparing an epic final day celebration of curiosity and discovery.</p>



<h2 class="wp-block-heading">Celebrating 10 Years of STEM Magic!</h2>



<p>That’s right – 2025 marks our 10th Anniversary! And we’re pulling out all the stops to make this the best one yet. An incredible number of schools across Mid Sussex are taking part, making this year’s event truly special.</p>



<p>Due to time (and space!) constraints, we’ve had to limit participation to 12 schools for the grand finale – if only we had a bigger venue and more hours in the day!</p>

<p>Do you have a cool, hands-on exhibit for our Friday event? While the student projects are being judged, we’ll have companies running exciting activities for small groups of children (12-18 students per session, lasting 10-15 minutes).</p>

<p>In this rapidly evolving world of technology, data centres serve as the backbone of modern digital infrastructure. Traditionally, data centres have been the cornerstone of business operations, ensuring data storage, processing, and security. However, with the advent of artificial intelligence (AI), a new breed of data centre is required, designed to meet the specific demands of AI workloads and machine learning (ML) processes while also catered for the masses of cloud compute. Here, we explore the key differences between traditional data centres and AI-optimised data centres, highlighting the unique benefits each offer, with a focus on building services design including cooling requirements, and rack layout considerations.</p>



<h2 class="wp-block-heading"><strong>Traditional Data Centres</strong></h2>



<p>Traditional data centres are engineered to handle a variety of general computing tasks, from managing web servers to storing large amounts of data. These facilities are designed with a focus on reliability, redundancy and availability, they are scalability, ensuring that businesses can maintain continuous operations and protect against data loss. Benefits include:</p>



<p><strong>Reliability and Redundancy</strong>: Traditional data centres are built primarily with multiple layers of redundancy in power, cooling, and networking. This ensures high availability and minimises the risk of downtime, which is crucial for businesses that rely on constant access to their data.</p>



<p><strong>Scalability</strong>: These data centres are designed to catering for scaleable rack densities and quantities, allowing businesses to add more servers and storage as their data needs grow. This scalability makes them suitable for a wide range of applications and industries.</p>



<p><strong>Security</strong>: Traditional data centres prioritise physical and cyber security, implementing robust measures to protect sensitive hardware and software data from threats. This includes access controls, firewalls, and regular security audits.</p>



<h2 class="wp-block-heading"><strong>AI-Optimised Data Centres</strong></h2>



<p>AI data centres are specialised facilities optimised to support the high-performance computing (HPC) requirements of AI and machine learning workloads. These data centres use cutting edge advanced hardware and software technologies to maximise efficiency and performance for their applications. Fundamental requirements include:</p>



<p><strong>High-Performance Computing</strong>: AI and ML workloads require immense computational power, often involving complex algorithms and large datasets. AI-optimised data centres utilise specialised hardware such as GPUs (Graphics Processing Units) and TPUs (Tensor Processing Units) to accelerate these computations, delivering superior performance compared to traditional data centres. The workloads are shared between capable GPU’s meaning the data rack power profile is dynamic, a rack drawing 10kW may rise to 30 or 40kW over a short period of time putting strain on the electrical and mechanical systems. These systems need to be designed to cater for dynamic load profiles with quick response to match demand a mandatory requirement.</p>



<p><strong>Rapid Deployment and Flexibility</strong>: AI data centres offer flexibility in deploying and scaling AI applications. With the integration of AI-specific infrastructure, these data centres can quickly adapt to the changing needs of AI research and development, allowing for faster innovation cycles.</p>



<p><strong>Enhanced Data Management</strong>: AI data centres often include sophisticated data management tools that streamline the processing and analysis of large datasets. This facilitates faster data ingestion, preparation, and training of AI models, ultimately leading to quicker insights and decision-making.</p>



<p><strong>Cooling Requirements and Techniques: </strong>Data centres generate significant heat, requiring effective cooling strategies to maintain optimal operating conditions. The cooling requirements for traditional and AI-optimised data centres are completely different in that traditional data centre loads are generally fixed within a known electrical load profile and any changes are planned whereas the AI-optimised data centre load is dynamic dependent upon workload and can vary in power requirements significantly due to the varying nature of their workloads and hardware. Next, we examine the different types of cooling systems traditionally used in data centres:</p>



<p><br>On-Chip Cooling: This method involves cooling directly at the chip level using microfluidic channels or other techniques to dissipate heat efficiently. It&#8217;s particularly relevant for high-performance computing in AI data centres but this solution cannot work alone as other elements of the AI process which are not chip cooled require cooling and therefore this system needs to be married to a second form of cooling system which is typically air cooled.</p>



<p>Immersive Cooling: Involves submerging hardware in a thermally conductive but electrically insulating liquid. This method provides excellent heat dissipation and is increasingly used in AI-optimised data centres due to its efficiency and reduced need for traditional air conditioning systems. Non immersive racks and system hardware will generally require some form of alternative cooling together with the immersive system. The immersive solution is the current gold standard in terms of effectiveness for dynamic loads and efficiency of cooling.</p>



<p>Air Cooling: Traditional data centres often rely on air cooling, where cooled air is circulated around servers to absorb and remove heat. This method is less efficient for high-density AI workloads but remains common in traditional setups.</p>



<p>Direct Liquid Cooling: Uses liquid coolants to transfer heat away from hardware components directly. This technique is highly effective for both traditional and AI-optimised data centres, particularly those with high-density configurations and substantial heat output.</p>



<p>The obvious crux is marrying the AI cooling with the alternative cooling solution to make efficient use of mechanical and electrical plant. Determining suitable water temperatures while optimising free cooling where feasible while catering for racks whose loading changes significantly within seconds. Reactive cooling solutions are too slow opening and closing vales to get the cooling medium to the racks and therefore proactive solutions need to be carefully considered within the context of energy efficiency and optimisation. The future is likely to look like a hybrid traditional data centre with AI and ML integrated into rack rows and the building services that support these also need to be hybrid in design.<strong><br></strong></p>



<h2 class="wp-block-heading"><strong>Rack Layout and Scalability</strong></h2>



<p>The layout and scalability of racks within data centres are crucial factors in their design and operational efficiency.</p>



<p>Traditional Data Centres: Typically utilise a standardised rack layout with sufficient space for airflow and cooling. This setup is flexible and can be easily extended horizontally by adding more racks and servers as needed within predefined boundaries.</p>



<p>AI-Optimised Data Centres: Often require denser rack configurations to accommodate the high-performance hardware. The rack layout is designed to support advanced cooling techniques and facilitate rapid deployment of additional resources. This approach allows for vertical scaling, making it easier to integrate new technologies and expand capacity without significant redesign.</p>



<p>Both traditional and AI-optimised data centres play crucial roles in today’s digital landscape, each catering to different needs and applications. Traditional data centres offer reliability, scalability, and robust security, making them ideal for general computing tasks and business operations. On the other hand, AI-optimised data centres provide the high-performance computing power, energy efficiency, and flexibility necessary to drive advancements in AI and machine learning.</p>

<p>As the world grapples with the increasing challenges of climate change and resource scarcity, sustainable water management has emerged as a critical component of building design and urban planning. For BSE|3D, integrating effective water conservation techniques, greywater recycling systems, rainwater harvesting, and sustainable drainage systems (SuDS) forms an essential part of our design process and can significantly enhance environmental sustainability and reduce operational costs.</p>



<h2 class="wp-block-heading"><strong>Water Conservation Techniques</strong></h2>



<p>Water conservation is the first step towards sustainable water management. It involves a range of strategies aimed at reducing water consumption and minimising waste. Key techniques include:</p>



<p><strong>Low-Flow Fixtures</strong> &#8211; Installing low-flow taps, showerheads, and toilets can drastically cut down water usage without compromising on performance. These fixtures use advanced aerators and flow regulators to maintain pressure while using less water.</p>



<p><strong>Leak Detection Systems</strong> &#8211; Modern leak detection systems can identify and alert building managers to leaks early, preventing water wastage and potential property damage. Smart meters and sensors can provide real-time monitoring and data analytics to optimise water use.</p>



<p><strong>Efficient Landscaping</strong> &#8211; Incorporating drought-resistant plants and efficient irrigation systems, such as drip irrigation, can reduce outdoor water use. Additionally, using mulch and soil amendments can enhance water retention in the soil.</p>



<p><strong>Behavioural Changes</strong> &#8211; Educating occupants about water-saving practices, such as turning off taps while brushing teeth or using full loads in dishwashers and washing machines, can significantly contribute to conservation efforts.</p>



<h2 class="wp-block-heading"><strong>Greywater Recycling Systems</strong></h2>



<p>Greywater recycling involves reusing wastewater from baths, showers, sinks, and washing machines for non-potable purposes, such as toilet flushing and irrigation. This can reduce the demand on the freshwater supply and decrease wastewater discharge.</p>



<p>Collection and Treatment: Greywater systems collect water from specified sources, filter out contaminants, and treat it to a standard suitable for reuse. Treatment processes can include biological, chemical, and mechanical methods to ensure safety and efficiency.</p>



<p>Distribution: Once treated, greywater can be stored in tanks and distributed via a separate plumbing system to where it is needed. This system can be integrated with smart technology to manage water distribution based on demand and availability.</p>



<p>Benefits: Greywater recycling can reduce freshwater consumption by up to 50%, lower utility bills, and contribute to a building’s sustainability credentials, making it more attractive to environmentally conscious occupants and investors.</p>



<h2 class="wp-block-heading"><strong>Rainwater Harvesting</strong></h2>



<p>Rainwater harvesting involves collecting and storing rainwater for later use, which can significantly supplement water supply and reduce reliance on mains water. This system can be especially beneficial in regions with high rainfall.</p>



<p>Collection Systems: Roofs are the most common collection surfaces. Gutters and downpipes channel the rainwater into storage tanks. Filtration systems remove debris and contaminants before storage.</p>



<p>Storage Tanks: These can be above or below ground and should be chosen based on capacity requirements and available space. Modern tanks are designed to prevent algae growth and maintain water quality.</p>



<p>Usage: Harvested rainwater can be used for a variety of non-potable applications such as landscape irrigation, toilet flushing, and even laundry. Advanced systems can also purify rainwater to a potable standard, suitable for drinking and cooking.</p>



<h2 class="wp-block-heading"><br><strong>Sustainable Drainage Systems (SuDS)</strong></h2>



<p>SuDS are designed to manage stormwater runoff in a way that mimics natural processes, reducing the risk of flooding, improving water quality, and enhancing urban green spaces.</p>



<p>Permeable Surfaces: Using permeable materials for pavements and car parks allows rainwater to infiltrate the ground, reducing runoff and recharging groundwater.</p>



<p>Green Roofs and Walls: These structures not only absorb rainwater, reducing runoff, but also provide insulation, improve air quality, and promote biodiversity.</p>



<p>Retention Basins and Swales: These features slow down water flow and allow it to soak into the ground, which helps to prevent flooding and manage water quality by filtering out pollutants.</p>



<p>Detention Ponds and Wetlands: These can store excess stormwater and release it slowly, imitating natural hydrological cycles and providing habitats for wildlife.</p>

										<content:encoded><![CDATA[<p>BSE3D were on site this week in Wimbledon at one of our high end residential projects. Our team designed the MEP services for this full refurbishment and remodelling project in London. Key areas include the new rear extension for the kitchen and bar area along with new outbuildings including a new tennis pavilion and a yoga studio.</p>
<p>The visit was a great opportunity to discuss detailed design elements with the team and view the current site progress to date. Moving forward we look towards the site monitoring stage, working the specialist subcontractors to deliver this project to a high standard for our client.</p>
